Section A: Commercial / Office & Town Homes
 Section A consists of approx 29,000sq. meters (7.2+ acres) of nearly level to gently sloping land located 400 meters north of Little Bay. The parcel is bound by the Learning Unlimited School and Section I to the north, the fresh water lagoon and a luxuriant stand of mangrove trees screen to the east, Section H to the south, Section B, C & D to the west and is proximate to the traffic circle at Link-1 Road and Welgelegen Road. The fresh water lagoon and mangroves have been designated a protected resource by the Island Government of St. Maarten.
Section A Residential: This residential portion of the parcel is measures approximately 13,000 sq. meters and is located on the higher elevations on the west side of the parcel. It has been approved by the island government planning department (VROM) for building lots ranging in size of 800 to 1,100 sq. meters. A maximum of 20 attached duplex homes have been approved for development this parcel by the land developer under the terms set forth in the Pointe Esprit Design Guidelines & Development Standards and the Island Resolution Entailing General Measures AB: 1996 NR. 38.
The asking price for residential portion Section A is US $175.00* per square meter.
Section A Commercial/Office: This low intensity commercial portion of the parcel is measures approximately 16,000 sq. meters and is located on the lower elevations on the east side of the parcel, bordering on the fresh water lagoon. It has been preliminarily approved by the island government building department for commercial building lots ranging in size of 4,000 to 8.000 sq. meters, subject to building department requirements.
